FOR RIDGE TOP CABIN
"THIS IS A VACATION RENTAL AGREEMENT UNDER THE NORTH CAROLINA VACATION RENTAL ACT. THE
RIGHTS AND OBLIGATIONS OF THE PARTIES TO THIS AGREEMENT ARE DEFINED BY LAW AND INCLUDE
UNIQUE PROVISIONS PERMITTING THE DISBURSEMENT OF RENT PRIOR TO TENANCY AND EXPEDITED
EVICTION OF TENANTS, YOUR SIGNATURE ON THIS AGREEMENT, OR PAYMENT OF MONEY OR TAKING
POSSESSION OF THE PROPERTY AFTER RECEIPT OF THE AGREEMENT , IS EVIDENCE OF YOUR
ACCEPTANCE OF THE AGREEMENT AND YOUR INTENT TO USE THIS PROPERTY FOR A VACATION
A Reservation and Processing Deposit is required at time of reservation, unless arrival is scheduled sooner
than 30 days from date of reservation. In this case all deposits, fees and taxes as outlined above are due at
time of reservation. The Reservation and Processing Deposit of $200.00 is applied towards your full fees
A Security Deposit is required, paid in cash or cashiers check, and held until departure inspection
(usually 2-3 days).
Damages, loss or unauthorized expenses caused by or incurred during Tenant's stay will be deductedfrom the
Security Deposit. Damages, loss or unauthorized expenses caused by or incurred during Tenant's stay, above
and beyond the amount of the Security Deposit will be owed by the Tenant to the Landlord upon departure. All
expenses associated with the collection of these monies will be added to the final settlement.
Early disbursement of all fees by the Landlord, may occur by such amounts necessary, not to exceed 50% of all
fees paid, for the payment to third parties providing goods, benefits and services procured for the benefit of the
Cancellations by the Tenant 45 days or more from date of arrival receive 100% refund of all deposits, fees and
50% if cancelled within 30 to 21 days
taxes prepaid . Cancellations 44 days or less from Date of scheduled arrival will incur a $50.00 Processing Fee,
deducted from the Reservation and Processing Deposit. In addition, cancellations 30 days or less from date of
arrival incur pro rata deductions of all fees and taxes as outlined below.
75% if cancelled within 20 to 14 days
100% if cancelled within 13 days
All refunds as outlined in this policy will be issued within 30 days of date of cancellation. All cancellations must
be in writing (email or letter).
Only total inaccessibility and/or inhabitability of the cabin will constitute a breach of contract on the part of the
Landlord. If State or Local Authorities, pursuant to Article 36A. Chapter 14 or Article 1.Chapter 166A GS, order
a mandatory evacuation of the area of the rental residence under this Contract, the Tenant, upon compliance,
will be refunded on a prorated basis, for the nights he/she is unable to occupy the property.
The Landlord may substitute for a reasonably comparable property in fit and habitable conditions in case of
such evacuation or total inaccessibility and/or inhabitability of the contracted property at the Landlord's
Absolutely no smoking or pets inside the cabin.
Likewise, if it is determined by the Landlord's local agents that tenants exceed the number of guests for which
the sleeping arrangements are advertised and or agreed upon at the time of booking or payment, landlord
reserves the rights of expedited eviction without refund under applicable articles of the North Carolina Vacation
Rentals Act, charging amounts equal to the Reservation Deposit on Authorization, and or charging tenant
additional moneys sufficient to compensate for the additional unauthorized use of the dwelling, should those
charges exceed the Authorization amount agreed upon as the Reservation Deposit, including all collection costs
associated with this debt.

The last mile is at a steep up grade on a paved road. There is no need, under normal conditions, for
all/four wheel drive. During the winter months, depending on Tenant's driving ability, tire conditions and snow
fall, you may need snow chains and or all/four wheel drive capabilities. The cabin is at 2800 feet of elevation.
Tenants must report any damage found upon arrival and promptly report any repairs/damage needed/incurred
during their stay. Failure to do so may result in charges to the Security Deposit to cover the repairs.
Representatives of the owners may enter the property at any reasonable time to make repairs. Reasonable
attempts will be made to notify the Tenants prior to a service call.
Check-In is after 4:00pm. Check Out is by 11:00am. Early Check In or Late Check Out can be arranged
whenever availability allows, through prior arrangement. Failure to vacate on time on Check Out Date will
result in a $50 Late Check Out Fee deducted from your Security Deposit. You will still be expected to vacate
the premise as outlined in original reservation agreement.
Payment of Reservation and Processing Deposit constitutes agreement and acceptance of these terms and
